Our fee is 7.5% + GST on rents collected and disbursement commission. We also pay the water rates and all land rates, at no commission, from the original invoice with rent funds we are holding to ensure it is paid on time. The tenant is then sent an invoice for the water account and when it is paid it will show as a credit on your statement.

We offer free rental appraisals on your property. This helps you to establish the market value of the property.
A Well Presented Property - Better Tenants
Our experience indicates that the better a property is presented and maintained the better quality of tenants. We recommend that the carpets are professionally cleaned by the landlord before your first tenant moves in. Then every tenant would clean the carpets after that. This is stipulated in the tenancy agreement before commencement of the property. We also recommend that regular maintenance is completed e.g. painted, wallpaper, new carpets, curtains updated, etc. This is to ensure that the property is kept at an acceptable standard.
Advertising and Marketing your Property
We regularly advertise in the local papers, on the Ray White Website www.rwhowick.co.nz, as well as placing For Rent signs outside the front of our properties. We also have a property list available at all of our branches in the Eastern Suburbs. We can also fax and email our rental list by request.
The tenant completes an application form either manually or online and we verify this information. We also complete a credit check and the tenant must have identification. We credit check all our tenants and go through the tenancy agreement with them and also complete a bond lodgement and automatic payment form direct to Ray White's bank account.
Rent Collection and Monitoring
Company policy is that we take a minimum of three weeks bond and rent is paid in advance prior to moving into the property. We receive bank statements daily and are able to monitor rent if it has not been paid on time.
Monthly Landlord Payouts
We pay our landlords at the beginning of each month to the nominated bank account and a statement is then forwarded to your address as well as by email if requested. At the end of each financial year a detailed statement is also sent to you.
Pay insurance, land rates and water rates
We can pay your house and contents insurance (e.g. curtains, carpets), you would just need to advise your insurance company of the change of address for invoices. We also recommend that we pay your land rates and water rates. The council has now changed the Rating Act and the land rates and water rates have to go to the same address. We pay these invoices once the account has been received with rent funds we are holding to ensure it is paid on time. The tenant is then sent an invoice for the water account and when it is paid it will show as a credit on your statement. If in the situation where the tenant has not paid then they will be sent a reminder and if still not paid then an application could be sent to the Tenancy Tribunal.
Thorough First Inspection with photos and Three Monthly Inspections
A thorough first inspection is completed of the property as well as photos taken. We also get the tenant to sign as to the condition of the property when they moved in, so there is no query when the tenant vacates the premises. We complete an inspection one month after the tenant has moved in to the property. This gives us a good indication on how the property is being kept and also if there are any maintenance issues which need attending too. Three monthly inspections are carried out after this and a detailed report is sent you regarding the condition on the property and if any repairs or maintenance is need. When the tenant vacates then a final inspection is carried out to insure that the property is left in a clean and tidy condition.
Rent increases depend on the current Auckland rental market and the value at the time. Rent increases can only be implemented after every 180 days. We review your rent when an inspection is being carried out and we advise you of our recommendation.
Repairs and Maintenance
We are able to arrange repairs and maintenance to your property to suit your budget, unless there is a health and safety issue, e.g. no water, no cooking facilities or a faulty lock then these things need to be repaired immediately. We employ the highest quality trades people who can attend to all the services you may require, e.g. gardens maintained, lawns mowed, etc. We also have a facility that allows tenants to request maintenance online. All of our tenants have access to a 24-hour Emergency phone number should they require assistance at any time.
Mediation and Tribunal Application and Presentation
In the event that an application needs to be made to New Zealand Tenancy Services this will be done by us. We will be present at the hearing on your behalf and act in your best interest.
Our Property and Rentals Managers all hold Salespersons Certificates of Approval from the Real Estate Institute of New Zealand. We are trained to deal with all aspects of Property Management and Casual lets and aim to offer the highest quality of service.
